Chimneys are among the most weather exposed structures on your home, subject to rain, heat, the occasional freeze, and the relentless thermal expansion and contraction of a flue that regularly reaches 400°F or more. Over time, things fail. Mortar crumbles. Crowns crack. Flashing peels. And when they do, water finds its way in, and water is a chimney's most destructive enemy.

Why San Antonio Chimneys Need Regular Attention

South Texas isn't a high rainfall climate, but it's also not uniformly dry. Bexar County sees 29 inches of rain per year on average, and when it comes, often in intense, heavy storms,  chimneys without proper crowns, caps, and sealed flashing take the full force of that water intrusion. Winter freeze events, rare but real in San Antonio (as 2021 demonstrated us), cause water trapped in mortar joints to expand, cracking the mortar from the inside. The result is mortar erosion that can progress from cosmetic to structural over the course of a few seasonal cycles.
Many San Antonio homes also have chimneys built in the 1970s–1990s with clay tile flue liners. These liners have a finite lifespan, and cracks in the tile can allow combustion gases, including carbon monoxide, to escape into wall cavities and living spaces.
















Signs Your Chimney Needs Repair

White staining on brick (efflorescence). This chalky white deposit is caused by water carrying salts out of the masonry as it evaporates. Efflorescence itself isn't damaging, but it's a reliable indicator that water is getting into your bricks and water intrusion, if ongoing, will eventually cause cracking and structural compromise.

Cracked brick - flaking, chipping, or crumbling brick faces. When water saturates brick and then freezes, the expanding ice breaks off the brick face. Cracked bricks must be replaced or repaired before the structural integrity of the chimney is compromised. In advanced cases, a partial or full rebuild is necessary.

Cracks in the chimney crown. The crown is the concrete cap that covers the top of the chimney, protecting the masonry from direct rainfall. Cracks in the crown allow water to penetrate the chimney body, accelerating all other forms of deterioration. Crown repair, typically with a flexible, waterproofing crown sealant — is one of the most cost effective chimney repairs available and one of the most neglected.

Water stains on ceilings or walls near the chimney. Interior water stains near a chimney almost always mean flashing failure. Flashing is the metal seal between the chimney and the roof deck. When it separates or corrodes, water runs directly into your home. This is often misdiagnosed as a roofing problem, but in the majority of chimney adjacent leak cases, the chimney flashing is the culprit.

Smoke backing into the house. If smoke enters your living space when the fireplace is in use, the flue may be blocked, the damper may be malfunctioning, or the flue may have structural damage affecting its draft. This requires immediate inspection. Do not use the fireplace again until the cause is identified.

Waterproofing. Applying a breathable, water repellent sealant to the exterior brick surface prevents water infiltration while allowing moisture vapor to escape from the masonry interior. This is typically the final step after all structural repairs are complete.

Chimney cap installation. A properly fitted stainless steel chimney cap prevents rain, animals, and debris from entering the flue and eliminates the downdraft that can blow smoke back into your home on gusty days.
